Talay is a collection of 351 standalone villas at Marsa Al Saadiyat in Abu Dhabi, announced by Aldar on 17 September 2026 and available for sale from 23 September 2026. It is the first residential community released within Marsa Al Saadiyat, the AED 100 billion waterfront destination that opens the final phase of the Saadiyat Island masterplan. What is being sold
Talay offers four, five and six-bedroom standalone villas designed around family and outdoor living. The homes are arranged for indoor-outdoor living with generous spaces and a direct relationship to the landscape, and carry bespoke louvre details created with the Emirati artist Abdalla Almulla, whose work also extends to a commissioned fountain inside the community.
The community
The villas sit around a landscaped green spine. Falaj-inspired water channels run through the landscape, alongside shaded seating, an outdoor majlis pavilion, a garden with kitchen facilities and maritime-inspired children's play areas. Residents get beach access and dining on the destination.
Three schools sit within the Marsa Al Saadiyat masterplan. Saadiyat Island more widely holds Cranleigh Abu Dhabi, Muna British Academy, the American Community School of Abu Dhabi, Harrow International School Abu Dhabi, Berklee Abu Dhabi and NYU Abu Dhabi.

Marsa Al Saadiyat spans roughly 6.4 million square metres and eight kilometres of coastline, and is planned to house more than 58,000 residents across private mansions, luxury villas, waterfront apartments and branded residences. It will hold Abu Dhabi's largest marina, 5.6 kilometres of beaches, waterfront dining and hospitality, and walking and cycling routes.
The destination connects directly to the Saadiyat Cultural District and its museums, and will carry its own theatre district anchored by Dar al Funoon. An Etihad Rail underground high-speed station is planned within a transit-oriented development hub.
