Off-plan projects in Abu Dhabi

Abu Dhabi permits foreign freehold ownership inside designated investment zones, and restricts it elsewhere. Its off-plan market is smaller and more master-planned than Dubai's, concentrated on Yas Island, Al Reem Island, Saadiyat and Al Maryah, and led by a small number of large developers rather than a long tail.

What ownership means here

Foreign buyers can own freehold within the investment zones. Outside them, ownership is limited to UAE and GCC nationals, and other structures such as long leases apply. Because the zone boundary decides your rights, verify the zone status of the specific plot rather than relying on the emirate name.

How it differs from Dubai

Fewer projects, larger masterplans and a different registration authority. Transfer and registration fees are set by Abu Dhabi and are not the same as Dubai's, so the Dubai figures in our buying costs calculator do not carry across. Confirm the current schedule with the Abu Dhabi authority or your conveyancer.

What to check before you pay

Confirm the investment-zone status, the escrow arrangement, and the registered handover date. Ask specifically what happens to your payments if the handover date moves, and get the answer in the contract rather than in an email.
